The Asset Manager will mainly work and interact with the Operations Directors and with the legal, technical and development departments.
Key tasks
The successful candidate will manage the existing assets as well as the new investments made by Accor HotelInvest in Switzerland.
More specifically, the position will include the following duties:
Participate in the acquisition/Development process : due diligence, market studies, operational performance assumptions, underwriting of the business plan
Support the project in the decision making process (Asset Management Committee)
Know your market: Actual & future competition survey, local market trends, local authorities medium term plans
Know your asset : In depth knowledge of the premises, maintenance needs, tight monitoring of the performance, regular interactions with the HS’s teams
Define and implement the strategy : Yearly Buy, hold, sell analysis through the AMAP (Asset Management Action Plan)
Optimize Value : Capex allocation, manage extension & refurbishment programs, brand selection, manage the Group Asset management database
Responsible for the disposal process
Manage lease compliance with Landlords in accordance with contractual obligations, including performance reviews, reporting, rent reviews and other contractual obligations
